Seattle Construction Recap: June 2026

Seattle's June 2026 development recap from permit records: which projects broke ground, which opened, and which cleared land use review.

June produced the biggest groundbreaking of the year so far. A $33 million, 169 home building in Fremont pulled its construction permit, the largest start by permit value on the 2026 record. Two smaller sites broke ground alongside it, three buildings opened, and three projects cleared land use review.

Projects that broke ground

Three projects had their construction permit issued in June, together adding 261 homes.

The month's largest start by far is 508 N 36th St in Fremont, a seven story, 169 home building whose issued permit is worth about $33 million. It is the newest of several mid rise projects underway in Fremont, which we covered in what is being built in Fremont. The other two, in First Hill and Ballard, are smaller infill buildings.

Buildings that opened

Three buildings reached occupancy in June, 268 homes in all.

The two big deliveries, 139 homes downtown and 120 homes on Lake City Way, are mid rise buildings that take two to three years to construct. The third, in the International District, added nine homes.

Projects that cleared land use review

Three projects had their master use permit issued in June. Together they carry 287 homes.

The 180 home building at 3670 Woodland Park Ave N is a second major Fremont project entering the pipeline, one block off the Stone Way corridor.

New projects filed

Four new development applications were filed in June. Two of them are 603 3rd Ave W in Queen Anne and 4244 11th Ave NE in the University District, with two more in Lake City and Roosevelt. A year or more of review stands between each of these and a construction permit.

Groundbreakings are development construction permits issued in June, openings are certificate of occupancy or final dates, and land use approvals are master use permits issued that month. Only visible projects are counted. June's totals may rise slightly as the last records finish posting.
