The proposed project consists of the closure and demolition of an existing fuel facility located at the Fred Meyer Kent site. Work includes removal of underground storage tanks (USTs), associated product piping, fuel dispensers, canopy, and related equipment within the defined limits of demolition. All regulated materials will be managed, removed, and disposed of in accordance with applicable local, state, and federal regulations, including Washington State Department of Ecology requirements. Excavations will be backfilled with clean fill and compacted. No new construction or redevelopment is proposed as part of this project. The site will be left in a safe and stable condition following completion of demolition and tank removal activities. Selected all persons and marked as sent.

This proposal is for the construction of 37 townhouse-style units organized in 5 separate buildings. There is one point of direct vehicle access to the existing adjacent street, and one point of dedicated pedestrian access for the use of the residents of this development to the adjacent park (Morill Meadows Park). The 7 units located in Building A will also be designed and constructed to allow for hybrid residential-commercial uses to meet the commercial requirements for the CC-MU zone. The project also received an administrative variance (RPAV-2240223) approved on May 8th, 2024 which allows for increased maximum building heights of 44 feet 8 inches (44’8”) and 4 stories.
